Kearny Point Industrial Park

This is an ongoing renovation project to convert a turn-of-the-century 160,000 SF four-story factory building into an energy efficient multi-tenant flex building on the doorstep of NYC. This cooperative design/build project is being constructed to comply with the National Green Building Standard, and will exceed ASHREA Standard 90.1 2009 energy conservation requirements. This is being achieved by a combination of envelope upgrades and the installation of multiple Mitsubishi H2 hyper-heating heat pump systems. This is new proprietary technology wherein the heat pump provides a larger amount of BTU’s in heating than in cooling, and doing so down to -10°F and below. Cogenic has so far installed 224-tons of cooling for the first and second floors plus the new elevator tower and rooftop atrium. The completed project is expected to exceed 460-tons.
